Q: What is a Rural Cluster Subdivision and how does it work in our R-5 area?
A: Hopefully this bulletin will help explain what this type of development is like.
Q: Some kind of development is going on near my house that doesn’t seem to fit the R-5 restrictions. Is it a Rural Cluster Subdivision?
A: If you live within the boundaries the Clearview Community Association has established, the short answer is no. Here’s a map of Snohomish county’s RC Subdivisions and you can see that none currently exist within this area.
Q: Why is Broadway Ave being adapted for more through traffic?
A: You can see by this map that Broadway is defined as a “Minor Arterial”, not a neighborhood residential street. There is industry going into Malby’s commercial area, and Broadway provides an access route from the north.
Q: I’ve looked at a zoning map of the area around Clearview and see the term “R-5” a lot. What does that mean?
A: R-5 means that the property is zoned as “Rural-5”. In other words, if that lot were to be divided, the smallest lot(s) that could be created would be 5 acres. “Rural-5” also means that the uses of the land is restricted to certain types of activities (not just residential).
